Most loft conversions fall under Permitted Development and don't need full planning permission — but there are exceptions, especially for semi-detached and terraced houses, conservation areas, or conversions that go beyond standard volume limits. Every project is different, so we always check this for you at the free survey stage.
Costs vary by type: Velux conversions start from around £30,000, Dormers from £45,000, Hip-to-Gable from £55,000, Mansard from £58,000, and L-Shaped from £50,000. Use our Price Calculator for an estimate based on your own property.
Most loft conversions take 4–8 weeks to complete, depending on the type and size of the project. We'll give you a firm timeline as part of your quote.

If your property shares a wall with a neighbour (most terraced and semi-detached houses), you'll likely need a Party Wall Agreement before work starts. See our Party Walls page for full details.
Every Loftex project comes with our own written workmanship guarantee as standard, at no extra cost. We also offer an optional 10-year insurance-backed guarantee (IBG) from £2,500, which protects you even if the company were ever to stop trading. We're always upfront about the difference so you can decide what's right for you.

Most lofts with at least 2.2–2.3m of head height at the ridge can be converted, though this depends on roof type. We'll assess this for free during your home visit — even if you're not sure your loft qualifies.
